A cost-conscious redesign that transformed the ground floor without building the two extensions originally proposed.

PROJECT OVERVIEW

A better answer than simply building more

We were originally asked to price two extensions: one above the existing double garage and another to the rear of the kitchen. As the design developed, the client decided the extra cost and disruption would not deliver enough benefit, so we were asked to find a more effective way to improve the house within a more sensible budget.

We brought in our own drawing technician and coordinated the drawings, structural calculations and Building Regulations package. Working with the client, we developed a new scheme that removed a large central inglenook fireplace, converted the existing garage into living space and introduced a separate detached garage, allowing the entire ground-floor layout to be reorganised around better flow and more useful rooms.

THE TRANSFORMATION

More useful space, better flow

Rather than adding floor area for its own sake, the project focused on making the existing house work harder: improving circulation, relocating key rooms and converting underused space into practical family living areas.

Design rethink & approvals

The original two-extension scheme was rethought with the client. We coordinated our own drawing technician, structural calculations and Building Regulations work to produce a more cost-effective plan based around reconfiguration rather than unnecessary additional floor area. The clients remained living at Surrey Peaks throughout, so the ground-floor refurbishment was deliberately phased: one half was sectioned off first, the existing kitchen was temporarily moved into the future kitchen position, and after plastering the areas were reopened so the connected space could be decorated as a whole before the permanent kitchen was installed.

Garage conversion & new garage

The existing double garage was converted into a home gym and a larger family TV room. A new detached garage was built elsewhere on the plot for the client’s car, with the driveway extended to suit the new position.

Kitchen & ground-floor flow

A large central inglenook fireplace was removed and the kitchen relocated into the middle of the house, creating a far more connected arrangement. New bifold doors, a drinks area, revised office, utility/bootility room, WC and built-in cloak storage completed the new ground-floor plan.

Media, audio & home gym

Bespoke media walls were built in both the formal lounge and family TV room. Ceiling speakers were incorporated in selected rooms, and the converted garage provided a dedicated home-gym space.

Plant, heating & water services

Converting the original garage meant relocating major services. A compact plant area was built at the back of the new detached garage to house the relocated boiler, new Megaflo hot-water cylinder, incoming-main booster pump, cold-water storage and pump, water softener and one of the underfloor-heating manifolds. The plant area has a waterproof base and drainage to the outside so any future leak is contained and safely discharged.

Network, CCTV & controls

A dedicated communications cabinet distributes the internet, hardwired connections to the TVs and office, ceiling speakers, CCTV and gate controls. A Hikvision camera and gate-monitoring system can be viewed on the wall-mounted monitors, phones and tablets, and CCTV feeds can also be viewed on televisions throughout the house. The second underfloor-heating manifold is concealed in the understairs cupboard.
